Commercial HVAC Cleaning After Renovation: What to Expect (and Ask For)

Construction and fit‑outs leave fine dust in return trunks, coils, and terminal units. If you’re opening a new space—or re‑occupying after a build—plan a post‑construction HVAC clean to protect IAQ, comfort, and equipment efficiency.

Timing & scope:

  • Schedule after construction dust‑generating tasks are finished, and before final commissioning/occupancy.
  • Typical scope: return/supply ductwork, main trunks, AHUs (blower/coil housings), coils, drain pans, and terminal units (VAV/FPB), plus rooftop exhaust/dryer systems where applicable.
  • Night/weekend work is common to avoid disrupting other trades and to maintain safe containment.

Execution (what good looks like):

  • Cleaning to a recognized standard (e.g., ACR — the NADCA Standard), with negative pressure, proper access openings, and source‑removal tools.
  • Safety plan (LOTO, fall protection on roofs), dust control, and filtration management.
  • Verification: visual inspection criteria, photo logs, and post‑clean pressure/airflow checks where specified.

Deliverables you should receive:

  • Written report with before/after photos by system/zone.
  • Notes on any damaged, inaccessible, or microbial‑suspect components.
  • Maintenance checklist for facility staff (filters, schedules, spot‑checks).
